Nevada ―
Introduction
Nevada is the 7th largest
state in the union with a total land area of about 110,000 square miles. There are
485 miles between its most northern and southern points, and 315 miles
between its most western and eastern points. The population of Nevada
has grown to over 2.6 million people with more than 2.1 million people
living in the Las Vegas valley. For 25 years, Nevada has been #1 in
population growth in the U.S., ... and based on future projections
Nevada will continue to be #1 in population growth for the next 25
years. Nevada is a great place to visit and it's even a greater place to
reside in.

Beautiful Nevada
Nevada
has lots of undeveloped land with gorgeous natural habitats, wildlife and scenery. True, you won't find an ocean in Nevada, but aside
from the largest man-made lake in the U.S., which is Lake Mead, Nevada
offers gorgeous shorelines and beaches at a number of
beautiful lakes throughout the state. Lake Tahoe is one of these last
few genuine vacation paradise spots in the world. |
While Laughlin at the most
southern point of Nevada is just above sea level, Las Vegas is high
above it with an average elevation of over 2,000 feet. Once you get
into the northern parts of Nevada, even 6,000+ ft. above sea level is
very common. Fresh mountain air sweeps through the valleys. By the way,
Nevada in English translates to Snow Capped, and Las Vegas translates to The Meadows. Also, true
Las Vegans will never call Las Vegas just Vegas, but
instead they'll call their town by its full name, Las Vegas.
A number
of mountains like Pilot Peak and Wheeler Peak in particular just south
of Ely can reach heights of over 13,000
feet and to gaze at these virtually untouched mountain ranges will
simply take any oberserver's breath away--it's an awesome sight at every season of the
year.
The Rich
History of Nevada
Although Nevada's history isn't that
old, there are a number of historic places throughout the state that are
relics of a bygone era. The Historic Train Station in Caliente and the
Opera House in Eureka are just a couple of examples. Who ever thought
about building an opera house in the middle of the desert in the late
1800s? ... well, in Eureka the Opera House from that time is still there as
it has just been
renovated.
Nevada's
history is very interesting. There are dozens of ghost towns, especially
in Northern Nevada which are a testimony to the human spirit, of men and
women with a vision, and the determination to succeed in rigid terrain
and harsh environments.

Their
stories inspire. The natural growth of the high desert is slowly devouring most of the
remaining ruins of Metropolis, which once was a prosperous town in
the Northern Nevada desert near Wells in the 1920s.
Nevada's
Business Climate
The business climate in Nevada is friendly and Nevada welcomes new businesses.
While currently most of the industry is still service oriented, more and
more companies, including eco-friendly manufacturing and assembly
plants, are looking to Nevada as their new home base. Nevada has No
Corporate Income Tax, No Personal Income Tax, No Unitary Tax, No
Inventory Tax, and also there's only a limited Nevada estate tax related
to the federal estate tax collection.
With an average annual construction of
approx. 10-14 new schools in Las Vegas, and with over 250,000 students
in the Clark County School district, as well as a large number of highly
qualified and skilled immigrant workers from Europe, Asia and many other
parts of the world, the pool of qualified workers is ever expanding. The
unemployment rate is very low in Southern Nevada, even though about
8,000 people move to the Las Vegas valley every month.
A few
years ago, Seattle-based
Amazon.com established a major
distribution center in northwestern Nevada near Reno.
Aside from Las Vegas and Henderson in
Southern Nevada, which have been the fastest-growing cities in America
for many years now, there
are a number of prosperous smaller towns like Mesquite and Laughlin
(together with Bullhead City, AZ)
which are growing rapidly and many more towns like Reno, Carson City, Primm, Pahrump,
Logandale, Ely, Elko, Jackpot and West Wendover
which offer
lots of opportunities and growth potential.
Currently, in Northern Nevada (Elko
County, Humboldt County, Eureka County, White Pine County and Lander
County) land is vanishing fast as it is being bought up by companies
and private investors, although a few years ago, over a million acres
were for sale. And while bare land in these areas is still very
affordable, real
estate prices have been sharply on the increase recently, quadrupling in
many areas since 2003.
Southern Nevada around Las
Vegas and Henderson has much more expensive real estate as land has become a rare
commodity. With Las Vegas growing south along I-15
toward Primm (Nevada/California stateline) with the areas of
Sloan and Jean in between, this approx. 35-mile stretch continues to
offer numerous land development opportunities for some decades to come.
In 2007, MGM-Mirage began developing the area around Jean with new
residential and commercial construction. Going
north on I-15 a 85-mile stretch from Las Vegas toward Mesquite
(Nevada/Arizona/Utah stateline), still offers many real estate
development opportunities, although prices in this particular area are
also sharply on the
increase.
In Northern Nevada, areas around
Reno/Lake Tahoe/Carson City offer also plenty of opportunities. Because
of the influx of Californians moving to the beautiful Lake
Tahoe area including Genoa, the limited availability of properties around Lake Tahoe
has produced extremely strong price increases over the last decade. But only a
few miles away in nearby towns like Carson City (State Capitol)
and Reno housing is a bit more affordable, although real estate prices
have gone through the roof in these particular areas too.
Another area that is rapidly growing
with lots of potential is West Wendover in northeastern Nevada at the
Nevada/Utah stateline near the great Salt Lake. The hotel-casino
properties
in West Wendover offer over 2,000 rooms. There are many land development
opportunities in this area and Salt Lake City is not too far away which
offers yet another pool of a potential labor force, a fast-growing
consumer base and an ever expanding marketplace. While land is still
inexpensive there, especially in comparison to other parts of the
country, real estate prices have seen a sharp upturn over the past few
years.

Las Vegas offers a variety of great homes (home prices in Las
Vegas have increased by approx. 200% from 2000 to 2005; ... but there
has been a significant cooling off period in 2006-2007 as some
homebuilders have already undertaken major price reductions. We think
that due to a gigantic inventory surplus of new and existing homes, home
prices should continue to fall dramatically in Las Vegas in the coming
months and a bottom might be reached by approx. Dec. 2007 or more likely
in Q1/2008).
